What Is Considered a Luxury Home in the Okanagan?

When people hear the word luxury in real estate, they usually think of price first. Price plays a role, but here in the Okanagan, a luxury home is defined less by the number on the listing and more by a way of life. So what is actually considered a luxury home in this region? It comes down to land, setting, craftsmanship, and the experience of living there.

Luxury is a lifestyle, not just a price

In the Okanagan, the homes people consider truly luxurious are the ones that offer something scarce: a stretch of waterfront, a commanding view, privacy and acreage, or architecture and finishes that stand apart. Price tends to follow those qualities rather than define them. A home is luxury here because of what it gives you to live with, not simply because it is expensive.

What sets Okanagan luxury apart

The setting is the luxury. Lakefront and lakeview properties, estates backing onto vineyards or golf, and homes positioned for privacy and light are what the high end is built around. The four-season lifestyle, the water, and the natural beauty are woven into the value in a way they are not in a big-city market. That is why two homes at the same price can feel worlds apart. Location usually sets the ceiling, but not always: we have seen a home built with exceptional materials and finishes create its own private setting in a neighbourhood that does not normally hold that value, and still sell as a luxury home.

What price point counts as luxury in Kelowna?

A common rule of thumb puts luxury at one and a half to two times the area’s average home price. When we talked it through on our podcast in 2022, that pointed to roughly $2 million in Kelowna, with homes above $3 million forming an ultra-luxury tier and a small group of sales above $5 million. The threshold moves with the market, which is one more reason the qualities below matter more than any single number.

The features buyers expect in a luxury home

No home needs all of these, and taste plays a part. But when we walk through high-end homes in Kelowna, these are the features we see again and again:

  • Size. Most luxury homes here are over 4,000 square feet, and we rarely see one under 3,000 to 3,500. Luxury penthouses are often 2,000 to 3,000 square feet or more.
  • Garage and storage. A three-car garage is the usual expectation and four is common, because life here comes with kayaks, bikes, and boats. In a luxury condo, look for at least two parking stalls plus real storage.
  • A kitchen that looks like furniture. Panel-ready appliances, a full-size fridge and freezer that match the cabinetry, refrigerated drawers, and often two dishwashers. Many homes add a second kitchen or a walk-through pantry so the coffee maker and small appliances stay off the counters.
  • The primary suite. A fireplace in the bedroom and a large walk-in closet are standard, and some owners convert a whole bedroom into a dressing room.
  • Setting. Waterfront, a view, or a private outdoor space that feels like its own retreat, in a location that is not far from everything else.

Do high-end finishes pay for themselves?

It depends on the home around them. A premium range can cost $15,000 to $30,000. Put one in an average house and it will rarely add that much to the sale price. In a luxury home, buyers expect names like that, and leaving them out costs you. When we discussed it in 2022, we suggested a well-appointed home should plan on about $50,000 for appliances, and a full high-end kitchen can reach $100,000. That upper figure is not necessary; the goal is to meet what buyers at your price point expect, not to exceed it.

Craftsmanship and the details

At this level, quality shows in the things you do not notice at first: the materials, the construction, the way light moves through the home, the landscaping, and the thoughtfulness of the design. These details are hard to quantify and easy to feel, and they are a large part of what separates a genuinely luxury home from a merely expensive one.

Why the definition matters

Understanding that luxury is about more than price changes how you buy and sell at the high end. As a buyer, it means looking past the listing figure to the land, view, and quality that hold value over time. As a seller, it means presenting and pricing your home around the lifestyle it offers, not just its square footage. Frequently asked questions

What is considered a luxury home in the Okanagan?

Less a fixed price than a combination of qualities: waterfront or a premium view, privacy and land, and architecture and finishes that are genuinely scarce. The lifestyle the home offers defines it more than the price.

Is luxury just about price?

No. Price tends to follow scarcity and quality rather than define luxury. The setting, craftsmanship, and experience of living in the home are what make it luxurious here.

What makes Okanagan luxury different?

The setting. Lake, vineyards, views, and a four-season lifestyle are built into the value of high-end Okanagan homes in a way they are not in most urban markets.

What price is considered luxury in Kelowna?

A common rule of thumb is one and a half to two times the average home price. On our 2022 podcast that pointed to roughly $2 million, with an ultra-luxury tier above $3 million. The threshold moves with the market.

How big is a typical luxury home in Kelowna?

Most are over 4,000 square feet, and few are under 3,000 to 3,500. Luxury penthouses are often 2,000 to 3,000 square feet or more.

Are high-end appliances worth it when selling?

In a luxury home, yes, because buyers expect them. In an average home, a $15,000 to $30,000 range will rarely return its cost in the sale price.
